Prep Checklist
A few simple steps before your inspection ensure accurate results and a smoother visit for everyone.
Before the Visit
Property Access
- Unlock ALL rooms, closets, basements, and attics
- Clear 12 inches of space around baseboards and window sills where possible
- Ensure utilities are on (we need light to work)
- If units are tenant-occupied, coordinate access times in advance
- Provide keys or codes for locked areas
People & Pets
- Secure all pets during the visit
- For daycares: schedule during off-hours when possible
- Children don’t need to leave, but inspectors need access to their rooms
- Have a point-of-contact available by phone during the visit
- Tenant notification templates available upon request
Day-Of Tips
Don’t Deep Clean
We need to see typical living conditions. Heavy cleaning before an inspection can remove the very dust we need to sample. Normal tidiness is fine — just don’t scrub window sills or mop right before we arrive.
Have Paperwork Ready
Gather any prior inspection reports, grant approval letters, renovation records, or abatement documentation. These help us understand your property’s history and tailor our assessment.
Plan for 1–3 Hours
Most single-family inspections take 1–2 hours. Multi-unit properties take longer depending on the number of units. We’ll give you a time estimate when you schedule.
For Property Managers with Multiple Units
Managing access across multiple units? We work with you to batch-schedule inspections and can provide tenant notification templates. For buildings with 3+ units, we coordinate timing to minimize trips and disruption.
