Your Inspection Timeline
Schedule (Day 1)
Call or fill out our contact form. We confirm scope, answer questions, and book a date that works for your tenants.
Site Visit (Days 2–3)
Our ODH-licensed inspector visits the property. Typical visits take 1–3 hours depending on size and number of units. We test painted surfaces with XRF, collect dust wipes, and document conditions room by room.
Lab Analysis (Days 3–10)
Samples ship to an accredited lab the same day. Standard processing takes 5–7 business days. Rush options are available when you need results faster.
Report & Next Steps (Days 10–14)
You receive a detailed, photo-documented report with clear findings, pass/fail determinations, and specific recommendations. Reports are formatted for direct city submission.
What to Expect During the Visit
What We Do On-Site
- Visual assessment of all painted surfaces and components
- XRF readings on representative surfaces per HUD protocol
- Dust wipe collection from floors, window sills, and window wells
- Exterior inspection including soil sampling where applicable
- Photo documentation of every tested component
What We Need From You
- Access to all rooms, closets, basements, and attics
- Pets secured during the visit
- Tenants notified (we can provide template notices)
- Any prior inspection reports or grant paperwork
- Contact information for a point person at each unit
Multi-Unit Properties
For buildings with 3 or more units, we batch-schedule visits to minimize disruption. Each unit gets its own complete report, plus you receive a consolidated summary for your records and city submission. Volume pricing applies automatically.
Rush Options
